Guests staying at the property are required to send their names and ID number prior to check in.
Visitors are not allowed in the property at any time.
We are located in a high end residential area. No loud music or any sort of noise that might disturb our neighbors is aloud in the entire property at anytime. DJ and external music boxes and sound system are not allowed in the property at anytime.
Smoking is not allowed in the house at anytime.
Energy consumed will be charged separately at the check-out time.
PS: The property consists of a main house with pool and Loft unit at the entrance. The loft
is not being rented and is for private use by the owner.
Acesso do hóspede
Villa Rio comes fully equipped, furnished and bed and bath linen are included in the rental price. Daily cleaning of the outdoor and common areas is also included in the rental rate.

Loft
The Loft at the entrance of the property is a separate building and is for private use of the owners. It is not being rented.
Music and disturbing noise
We are located in a high end residential area and thus loud music or any sort of noise that might disturb our neighbors is not allowed in the property at anytime.
DJ and external music boxes/sound system are not allowed in the property at anytime.
If by any chance local security or police is called to address one of these issues at the house, the rental contract is canceled, guests will be required to empty the property and we will not reimburse for the remaining of the stay.
No event is allowed in the property at any time.
Energy
Energy consumed will be charged at the checkout.
Guests
Only the guests staying at the house are allowed to enter the property. We require a list with the name of all guests staying at the property with their respective ID numbers at least 48 hours prior to check in.
Cleaning, Garden & Pool Maintenance
In order to ensure our guests a pleasant stay, we reserve the right to close the pool for chemical treatments for up to 12 hours.
Our staff has the right to access the house at anytime for needed maintenance and turn off unused appliances or electro domestic products.
Air Conditioning
A/C units are installed in all of the suites. They are supposed to be used for cooling only the internal area of the suites. They do not have the power to refrigerate the common areas of the house and will likely be damaged if that happens. We reserve the right to charge the guest for the repair or replacement of the unit in case there is evidence of misuse of AC units.
The Air Conditioning units are required to be off when suite is empty. Our housekeeper reserves the right to turn the units off if the suits are left empty.
Wi-fi is available in the common areas of the house.
No- Smoking Policy
Smoking is not allowed in the house at anytime. If by any chance smell of smoke is detected in the interior of the house, all fabrics that contain the smell will be subject to professional cleaning or exchange in case smell of smoke cannot be removed. Guest will be liable for cleaning and exchange of fabric expenses.
Liability and responsibilities of the Guest
Guest is held responsible for the actions of other people within the house.
Guest is liable for all damaged goods, damage to the property or anything else related to the property, whether caused by themselves.
Faults that are found before or during the rental period should be reported immediately.
Guest shall be responsible for any fines that may be incurred due to violation of any laws, the convention or internal regulations of the association in which the house is located. Payment of the fine shall be made before departure, as soon as homeowners are notified as to the motive and value of said fine.
All forms of prostitution and drug use are prohibited. If there is reasonable cause to suspect that a guest violates these rules, the guest will be immediately expelled from the house without the right for any reimbursement and will be charged for the entire stay. If guests use the facility to conduct activities which can be assumed to damage the house or our’s reputation with other guests, guest will expelled from the house without any right of reimbursement and will be liable for that.
Any change or alteration of this contract needs to be in writing.
OCCUPANCY
Guest agrees that no more than 10 people shall be permitted on the Property at any time during the Rental Term all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Guest acknowledges that use of amenities such as pools, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and owner shall not be responsible or liable for any reason whatsoever.
Guest hereby agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold owner harmless in all such cases.
RELEASE
Guest hereby waives and releases any claims against Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
